The great challenge is not the new construction: it is the park already built

Half of the buildings in Spain are more than forty years old and were erected without any criteria of efficiency. This is where the greatest downsizing potential lies, and the most stable business for the next few years.

The demand for new construction stabilizes, but the existing building stock is mostly obsolete. A significant part of the population lives in deficient housing, with problems of thermal comfort and very high consumption. The use phase of old buildings concentrates on average more than 80% of their emissions, so intervening in them is the most powerful lever for decarbonisation in the sector.

Comprehensive renovation goes far beyond thermal insulation. It combines passive measures, such as orientation, envelope or natural ventilation, with more efficient active measures and renewable energy sources, and adds health, accessibility, digitalisation and circular economy criteria. A well-planned intervention improves the footprint, energy bill, comfort and value of the property at the same time.

For companies in the sector, renovation represents a labor-intensive activity, distributed throughout the territory and with strong support from public funds. For the tertiary and industrial fabric, rehabilitation reduces operating costs, revalues assets and, when intervening in workspaces, improves productivity and reduces absenteeism.
